6 Signs You Need To Replace Your Windows

Now that Spring has arrived, it’s time for some home improvements. The winter can provide some damage to your home, especially to your windows. Be aware of how winter weather can affect them. If you didn’t take any precautions for winter or if you are not aware of how to notice window damage, here are some warning signs.

  • Condensation: Can you see out of the window? Condensation, fading, and discoloration can all affect your windows. Ugly windows will lower the value and appeal of your home. If you can’t see inside or outside, it is time for replacements.
  • Energy Efficiency: Is your energy bill higher? If your HVAC unit is working harder than normal, it is because your windows are old and are letting outside air in. This leads to higher electric bills. You’ll be able to tell this is happening if your windows appear to be leaking and it’s not condensation.
  • Cracked / Damaged: How difficult is it to crack a window open? A definite sign that you need your windows replaced is when you struggle to open and close them. If you can feel or hear a draft seeping through, this might be a sign that your windows aren’t shutting properly either and it is time to replace.
  • Exterior Noise: Can you hear your neighbors fighting? Good windows should be able to reduce exterior noise. An improved window design can drown out those loud car horns and neighbors.
  • Insects / Critters: Have you found more insects indoors? If you spot mice and other outdoor critters crawling about your floors, they could be coming in through cracks found on your window glass or sill.
  • Rotting: How old is your house? When living in an older home, the window wood might be rotting and the window design look could be outdated. Update the look of your home by replacing the windows, while also lowering your energy bill and complementing your home’s exterior with something more attractive.

5 Things to Replace and Repair This Spring

Winter can cause some serious damage to your home. That’s why March isn’t just for spring cleaning anymore, it’s for home repairs too. Wall cracks, gutter damage, and window damage are all signs that your house endured a rough winter. If you’re experiencing post-winter damage to your home, here is what you need to be focused on for repairs and replacements this Spring.

1. Replace your windows. Cold weather will make it easier to leave your windows with smudges and streaks. Replacing them could be costly so you should also invest in caulk or weather strips. However, gradually replace windows in every room to avoid the large bill.

2. Repair your gutters, downspouts, and roofs. You should have gutters and downspouts cleaned come spring so that water can flow through them easily. Gutters should be facing away from the house to stop water pooling around the foundation. Gutter covers may also be helpful. Check for leaks coming from the roof. Patch newer roofs but older roofs over 20 years need more maintenance.

3. Paint the house. Rain and snow are big detriments of paint. For better curb appeal, repaint your home or select a brand new color for some difference.

4. Install a new heating system. It may be time to install a new one depending on the age of the house and unit. For best results, find a system that carries the EnergyStar label. Have your filters checked and replaced if your existing systems are still in good condition. Replace filters when they are dark and clogged.

5. Install more insulation. To reduce heat loss or gain, you’ll want to begin with the attic. Adding insulation will reduce your utility bills. If you install more where you already have some, you will save energy as well. You can save greater amounts of energy if you install insulation into places in your home that have never been insulated. Radiant Barriers would be a a great cost effective upgrade. This type of insulation includes a heat reflective material that will keep your home cool during the upcoming summer months.

San Antonio’s Home Remodeling Market On The Rise

Let’s face it, the real estate market hasn’t been very favorable the last few years.  Banks are tightening their credit standards and making it harder to find financing for new home purchases.  Our economy has seen hard times as well and this has affected people’s income and budgets.  In short, buying a home has never been harder.  However, signs are pointing towards a resurgence in lending and a focus on home remodeling has come to the forefront of our housing market.

People get the “itch” to move when their home becomes routine or they outgrow it.  In the past, when their home became impractical or an eyesore, instead of fixing the problem, people would move and “upgrade”.  When banks were giving away loans, this wasn’t a problem.  Nowadays though, families can’t find the financing to buy and upgrade.  So now we are seeing a return to remodeling as the best option to build value in a home.  The ticket prices for a remodel are far smaller, the credit qualification isn’t as rigorous, and people will be able to customize and create a new look they can be proud of.

According to the Harvard Joint Center for Housing Studies, the remodeling market is poised for a big rebound.  Click here to view the website and report.  Here is just a small part of the rationale from the JCHS:

“After languishing near the bottom for several years, the remodeling market finally appears to be pulling out of its prolonged downturn, and renewal of the nation’s housing stock is getting underway. Previously foreclosed properties are being rehabilitated. Sustainable home improvements are gaining in popularity. Older homeowners are retrofitting their homes to accommodate their future needs. And the future market potential is immense, as the emerging echo boom generation is projected to be the largest in our nation’s history.”

Families are realizing the investment in their home is an investment in their future.  From energy efficiency upgrades to adding additional square footage, the money invested in a remodel adds value to the home’s appraisal and to the bottom line budget every family lives with.  Homeowners should be very careful to select projects that add value and are cost effective.  For instance, the initial cash outlay for upgrading to energy efficient windows is measurable and quantifiable.  Windows add value and reduce energy consumption.  Replacing the siding and adding square footage also offer greater return on a home’s value than say painting or new carpet.

Bottom line…it all comes down to what matters most to you…the consumer.  If a new coat of paint or a deck makes you happy  and content than do the research and find the best you can afford.  If you shopping for energy efficiency products than some due diligence and research will help you go a long way to finding the right products and the right company to meet your needs.
